Foster + Partners Unveils 619 Brickell,
A new 75-story waterfront residential tower in Miami featuring 296 luxury residences, panoramic Biscayne Bay views and hospitality-driven amenities curated by Nobu Hospitality.
Miami has long been a city defined by reinvention. From its celebrated Art Deco architecture and glittering waterfront setting to its emergence as one of America’s most dynamic destinations for design, architecture, and luxury living, the city continues to evolve through projects that reshape both its skyline and the urban experience. The latest addition to this ongoing transformation is 619 Brickell, a striking new residential tower designed by Foster + Partners in collaboration with Sieger Suarez.
Located on a prime waterfront site adjacent to Brickell Park, the 75-story tower introduces a sculptural new presence to Miami’s skyline. Developed by 13th Floor Investments and Key International, the project will comprise 296 residences overlooking Biscayne Bay while becoming Miami’s first residential tower to feature amenities curated by Nobu Hospitality.
At first glance, it is the building’s elegant twisting form that captures attention. Rising gracefully above the waterfront, the tower appears to rotate gently as it ascends, creating a dynamic silhouette that responds to its surroundings while referencing the city’s rich architectural heritage. Inspired by Miami’s celebrated Art Deco legacy, the design reinterprets the movement, rhythm and glamour associated with the city’s historic buildings through a distinctly contemporary architectural language.
Rather than creating a static vertical form, Foster + Partners has developed a tower that feels fluid and alive. Its subtle twist is more than an aesthetic gesture; it is a strategic response to the building’s waterfront location. The rotation of the floor plates helps maximise natural light throughout the residences while capturing panoramic views across the Atlantic Ocean, Biscayne Bay and Brickell Key.
“Capturing the energetic spirit of Brickell, our scheme is stitched into the surrounding fabric of the local community,” explains Patrick Campbell, Head of Studio at Foster + Partners. “The tower’s twisting form responds to its waterfront location, maximising natural light within the apartments and generating panoramic views of the ocean, Biscayne Bay, and Brickell Key.”
The result is a building that seeks to establish a stronger relationship between architecture, landscape and the extraordinary natural setting that defines Miami. From almost every angle, the tower engages with the water, using its form to frame views and connect residents to the bay's changing character throughout the day.
This relationship with the surrounding environment continues throughout the residential experience. The apartments themselves are shaped by the geometry of the tower, creating a diverse collection of layouts that balance internal space, outdoor living and uninterrupted waterfront views. Master bedrooms and living spaces have been carefully positioned to take advantage of the building’s orientation, ensuring that residents remain connected to the landscape beyond their windows.
A continuous ribbon of balconies wraps around the tower, further emphasising the fluidity of the architecture. More than simply providing outdoor space, these terraces extend the building’s sculptural identity, creating a sense of movement that reinforces the tower’s distinctive form.
Within the building, residences are organised into five community clusters. This approach creates a more intimate residential experience within an otherwise large-scale development, introducing opportunities for interaction, shared amenities and a stronger sense of neighbourhood among residents. Between these clusters, a variety of residential offerings, including duplex penthouses, townhouse residences and sky villas, introduce further diversity to the living experience.
The arrival sequence has also been carefully considered. At the base of the tower, residents are welcomed through an elevated drop-off surrounded by water features and lush landscaping. The experience is designed to create a gradual transition from the energy of Brickell into a more tranquil residential environment. From the private residents’ lounge, framed views towards Brickell Key establish an immediate connection to the waterfront setting.
Visitors experience a different journey through the building. A dedicated arrival point leads directly to Nobu’s bar and restaurant terrace, creating a destination that activates the waterfront while offering views across the boardwalk and Biscayne Bay. This integration of hospitality and residential living reflects a growing shift in luxury developments, where lifestyle experiences are increasingly viewed as integral to architecture rather than supplementary amenities.
The partnership with Nobu Hospitality introduces an additional layer to the project’s identity. Known globally for creating highly curated hospitality experiences, the brand’s involvement brings a distinctive focus on wellness and lifestyle to the development. Yet rather than dominating the architectural narrative, these amenities have been woven into the building's broader vision, supporting the overall residential experience.

Those amenities are extensive. Residents will have access to a wellness spa, an elevated fitness centre overlooking the water, and a rooftop garden designed as an urban retreat. Swimming pools, padel courts and pickleball courts contribute to a lifestyle centred on wellbeing and recreation, while landscaped outdoor lounges create spaces for relaxation and informal gathering.
